Once you have made the plan to make that move, and the adventure is beginning, it’s time to take a small reality check and look at the costs of moving house. Understanding what you need to budget for ahead of time, saves the surprise or stress later on.

Moving home comes with its own share of extra costs that we don’t always think of. Here we share our experiences learned from our Home Removals service along with great advice garnered from experts across the industry to help you be prepared whether you are a buyer or renter.

The information is shared in 2 lists, one for buying and selling and one for renters. There is also a pdf format for you to print as a handy checklist.

Moving Costs for Buyers and Sellers

  1. Your deposit for your new home: Once you have found your dream pad, a deposit is required to secure your purchase. Typically you will need to pay down from 5% to 20% of your purchase price. Help to Buy housing schemes require only 5%. For mortgage applications, the more you can deposit the lower your interest rate will be.
  1. Valuation Fee: For those of you who are looking for a Mortgage, your mortgage company assess the property you wish to purchase to value it. This can sometimes be free but a ball park figure can be anything from £150.00-£1500.00. Do check before going ahead with your chosen company.
  1. Stamp Duty: Often forgotten but unfortunately not possible to overlook is Stamp Duty, the goverments Land Tax on properties over £125,000.00. Take a look at our handy table and examples below to calculate what your proposed stamp duty would be.

A quick example to help you understand stamp duty: If you buy a house for £275,000, the SDLT you owe would be calculated as follows:

  • 0% on the first £125,000 = £0
  • 2% on the next £125,000 = £2,500
  • 5% on the final £25,000 = £1,250
  • Total SDLT = £3,750
  1. Surveyor’s Fees: So you’ve found your dream home, now let’s make sure it’s going to stand up to a survey. All a budget of £250.00 for a basic survey, up to £600.00 for a full structural survey. It’s worth paying for a proper full survey, after all this is your investment and no stone should be left unturned (excuse the pun!).
  1. Legal fees: You do need to get yourself a solicitor or licensed conveyancer to carry out all the legal work when buying and selling your home. They conduct local searches, which will cost you between  £250-£300. These checks are to confirm there are no issues with your proposed property purchase.On top of this the legal fees are typically £500-£1,500 including VAT at 20%.
  1. Electronic transfer fee: Yes, we have to absorb the cost of electronic transfers. Typically costing£40-£50, this covers the lender’s cost of transferring the mortgage money from the lender to the solicitor.
  1. Estate agent’s fee: This is only paid by sellers, not buyers. Sellers are paying for the estate agent’s services and the percentage is negotiated when you put your property on the market . The cost is usually1% to 3% of the sale price plus 20% VAT.

Costs of moving house: Renting

OK, so you’ve found your dream pad and can’t wait to move it. Time to take stock and list a few costs you may incur along the way when you are planning to rent.

With the exception of some private landlords or more casual rentals which may or may not suit you, professional landlords usually use Letting Agents to help them find tenants. Often this is the better way to go as things are administered professionally and you have less risk of being left high and dry by an inexperienced landlord.

There are certain fees to be aware of when deciding to rent. We’ve listed them below for easy reading:

  1. Administration Fees: Admin fees are charged for drawing up tenancy agreements and inventories, the average price is approximately £170.00 plus VAT per person. There is a bit of variation in this and worth a bit of homework.
  1. Deposit: In order to secure your rental, you need to put down a deposit, this is usually 4-6 weeks rent and is variable according to your circumstances.
  1. First months rent: Your first month’s rent is paid up front before you move into your new home.
  1. Check out fees: This is not charged by all agents but a large majority now do make some kind of charge to cover admin time and costs. Approx costs are from £50-£80 per person.

  1. Making good: When you rent a property the agent or landlord will prepare an inventory of the general condition of the property. At this time, any prior damage is highlighted and you will be required to sign to confirm you accept the condition. At this point it is important to note any discrepancies and discuss them with your agent.
